Why Terraces Leak After the Monsoon in Hyderabad (and How to Fix Them)

Every year after the rains, we get the same calls: a new damp patch on the top-floor ceiling, paint peeling near a corner, or water dripping near a fan point. Here is why it happens, what to look for, and what actually fixes it.

1. Hyderabad's heat cracks the terrace before the rain arrives

From March to June, terrace surfaces in Hyderabad get extremely hot in the afternoon and cool down at night. The concrete slab and the plaster screed on top expand and shrink every single day. Over months, this opens fine hairline cracks, especially around parapet walls, water tank bases, pipe openings and old repair patches. You usually can't see them in summer. The first heavy monsoon rain finds every one of them.

2. Water ponds where the slope is wrong

A terrace should slope gently towards the rainwater outlets. When the slope is uneven, or outlets are blocked with leaves, dust and plastic, water stands in puddles for hours after the rain stops. Standing water is the biggest cause of slab seepage, because it gives the water time to soak in. If you see puddles on your terrace a few hours after rain, that spot is very likely where your leak is coming from.

3. Old coatings and quick fixes give up

Many terraces have been painted with a coat of waterproof paint over the years without fixing the cracks underneath. These coatings look fine at first, but they peel and split as the slab moves, and water gets under them. Cement slurry, tar patches and plastic sheets also only hide the problem for a season.

Warning signs to check after the rains

  • Damp or dark patches on the top-floor ceiling, often near corners, beams or the edges of the room.
  • Peeling paint or bubbling plaster on the ceiling or the top part of walls.
  • Water near fan hooks or light points, which is dangerous and needs attention quickly.
  • Puddles on the terrace that stay for hours after rain.
  • Cracks around parapets, tank bases and pipes on the terrace itself.
  • A musty smell or fungus in top-floor rooms and wardrobes.

What actually fixes a leaking terrace

A lasting repair is not about the brand of paint. It is about doing the steps in the right order:

  1. Find the real source. We check the terrace, the ceiling below, the outlets, parapets and tank bases to trace where water is actually entering. Sometimes the leak on the ceiling is a few feet away from the crack on top.
  2. Prepare the surface. Loose screed and failed coatings are removed and the terrace is cleaned, often with pressure-jet cleaning, so the new system bonds properly.
  3. Treat cracks and joints. Cracks are opened and filled, and parapet corners and pipe openings are sealed, because these are where most leaks start.
  4. Correct the slope and outlets where water ponds.
  5. Apply the right waterproofing system in layers, for example a fibre-mesh reinforced coating for most homes, chosen after seeing the slab.
  6. Test before handover. A water test confirms the terrace is holding before the job is closed.

You can read more about our process on our terrace waterproofing page. If the water is coming from somewhere unexpected, leak detection and injection grouting can trace and seal it from inside.

When is the best time to waterproof a terrace?

Right after the monsoon is ideal. From October to May the slab is dry, coatings bond properly and the work is ready well before next year's rains. If your ceiling showed damp patches this season, now is the time to get it inspected rather than waiting for the leak to return next June.

Frequently asked questions

Light rain dries off before it can travel far. Heavy or continuous rain fills hairline cracks, open joints and low spots where water ponds, and that water slowly works its way through the slab into the ceiling below.

The best time is the dry season, from October to May, when the slab is dry and coatings bond properly. If the terrace is leaking during the rains, an active leak can be controlled first and the full waterproofing done in the next dry spell.

Often yes. If the tiles are firmly bonded, the joints can be sealed and a suitable system applied over them. Loose or hollow-sounding tiles need to be removed, otherwise water keeps travelling underneath.

It depends on the system used, the surface preparation and how the terrace is used. A properly prepared terrace with a good quality system lasts many years; the most common reason coatings fail early is poor preparation of cracks, joints and slope.
